THEATER EXPERIENCE AND HISTORY
Sheldon Oxner has been involved in the development and construction business for over thirty years and has been helping theater owners in the development and building of theaters for fifteen years. Sheldon was given the opportunity to build for Mr. Ron Leslie, who after leaving AMC Theatres, bought the Commonwealth Theater chain and changed it to First International Theaters. With operations in small markets in Missouri, Kansas, Nebraska and Arkansas, Mr. Leslie challenged Sheldon to find ways to make the budgets work in small markets with limited populations. Building in abandoned Wal-Marts, in shopping centers, adding building additions to shopping centers and some new construction, over 100 screens were built before Mr. Leslie sold the chain.
This experience for Sheldon and his staff was critical to our future success in working with clients. We learned how to build a quality theater with a small market budget. That experience has translated into helping larger theaters eliminate costs by changing “traditional” thinking.
As the theater market started reviving around 2003, Sheldon started marketing heavily to the theater industry, targeting owners who did not have experience in development and building of theaters. This evolved into a “turn-key” package whereby Sheldon and his staff could not only help with the real estate and construction, but with helping bring equipment and installation for a true turn key package. Some owners elect to do the entire turnkey package and some prefer to work with some of their existing equipment vendors. For Sheldon and his staff, it does not matter…….. We will help with all coordination and installation.
The following are some brief descriptions of projects completed over the past few years. You can see that CRR Builders, Inc. has the ability to work any place in the country. We go where our clients want us to go.
In Flint, MI, a closed theater in a mall was completely retrofitted and a 16,000 sf addition was added. The existing theaters were completely resized into theaters for stadium seating. This project used pre-cast wall panels.
Delivered a six screen, 24,000 sf building in Mississippi on 8 ac. of ground that required the site to be built up from a flood plain, utilities extended along the public right away, a road built into the site and utilities extended for future outlots. This project was built using concrete tilt wall construction.
An eight screen, 22,000 sf building in Paragould, AR involved the development of 12 ac. of ground requiring all utilities to be brought into the site and two roads built. We worked with the owner to change to original concept for the ground into a site that realized two more out lots that could be sold for retail / hotel use. This project was built using concrete tilt wall construction.
A sixteen screen, 60,000 sf building in Lincoln, RI. was built on a “pad ready” site in an existing shopping center. This project was built because CRR Builders, Inc. could bring to the project sub-contractors and vendors that made the project affordable. The project was going to be cancelled when we were introduced to the owner by one of our vendor friends and after pricing the project, was able to deliver the theater for two million dollars less than the previous prices the owner received using all local area prices. We were able to do this by bringing in sub-contractors we have experience with using and our experience in finding local subs. This project was built using concrete tilt wall construction.
A fourteen screen, 40,000 Sf theater in Homestead, FL. This project was built with new South Florida hurricane codes with 150 mph wind loads, concrete on the roof and hurricane proof window glazing and doors and hardware. With the Florida market, finding sub-contractors and getting prices locally was impossible or so expensive the project could not proceed. CRR Builders, Inc. was able to bring in sub-contractors and vendors for every trade except the local roofer and fire sprinkler company. We endured three hurricanes (including Katrina) and two tropical storms while building the project. This project was built using concrete tilt wall construction.
A fourteen screen, 55,000 sf theater in Apple Valley, CA. This project is built on a “pad ready” site. This project is built using all masonry walls including masonry in the theater divisor walls. CRR Builders, Inc. again secured this project by using our experience bringing our labor base and vendors with us to the project. CRR bid this project against three other California contractors and we saved the project $1,200,000. Again, our experience in building theaters paid off for the owner and for CRR Builders, Inc.
An eight screen, 22,000 sf theater in Kearney, NE for the same owner as Paragould, AR. This project is the same prototypical building for him and does include all related site work and utilities. This project was built using concrete tilt wall construction.
In addition to this new construction, Sheldon has been involved in complete remodels and stadium conversions. Work for Douglas Theaters in Omaha, NE included simultaneously working in two theaters five miles apart, building additions onto the buildings to expand the lobby and concessions, and converting 17 screens into stadium seating. This was done while the theaters were kept open and in five months.
In San Jose, CA area, CRR Builders, Inc. has worked for Paul Gunsky, owner of Cinulux Theatres CRR Builders, Inc. and has been involved in a number of projects to remodel and convert into stadium seating theaters started by Paul’s Father in the 1960’s. In Campbell, CA, CRR Builders, Inc. has converted two theaters into four, completely revamping the floors in Ph. I, and in Ph. II, converted two into four screens and completely renovated the building, including concessions and restrooms. In Morgan Hills, CRR has added a three screen addition to Paul’s existing theaters. We are planning on doing the same in 2008 in Almaden, CA. plus retrofitting the existing theater into stadium seating.
Sheldon Oxner and his staff understand the business of building theaters. We understand the need to complete a project in time for the film opening…….. how to work with operations………. In the process of developing, building and opening a new theater, there are many obstacles to overcome.
